Conington Road BTR Scheme with Watkin Jones

Kimpton have been appointed by Watkin Jones to complete the £6m M&E Contract for the development of the Conington Road Build to Rent (BTR) Scheme in Lewisham, South London.

The development will see the build of 322 apartments on Conington Road, split across two blocks on either side of the Ravensbourne river. There is also a 35-story tower that will be topped by a roof garden, or Sky Deck and have views towards the Surrey Hills.

With a view to the future of sustainable travel in mind, there will also be a new entrance to Lewisham Station created. This will give access to the DLR and rail services without the need for residents to use cars, in an already bustling area. As we discussed in recent pieces about the future of BTR and Student Accommodation (PBSA), the environmental performance is also being raised significantly, to achieve the BREAMM Excellent standard.

On the ground floor, below the BTR homes, there will be a number of newly created ground floor commercial retail spaces. This will be targeted at local independent businesses, to support the regeneration of the area.

Embedding the new homes into the local community is also central to the Watkin Jones plan. The aim is to build homes for longer-term living, rather than just short-term rental properties. The build will also include a gym, co-working space and a residents lounge. The benefit to independent shops of nearby Greenwich and Blackheath should also benefit from increased footfall from the development.

Watkin Jones has already begun construction and the Kimpton team are now on site. Completion will be in phases between 2023 and 2024.

This development will be a striking new addition to the South London skyline and is designed to add long-term value for the community in Lewisham.

“We are already seeing the London rental market rebound after the pandemic and creating new homes to meet demand is vitally important. Attracting people back to sustainable city living should remain a priority and this scheme is a superb example of how to do that.”

Alex Pease, Chief Investment Officer, Watkin Jones
