    Since we started the business in 1963, Kimptons have been working with hoteliers to manage and maintain their heating and ventilation systems. We are increasingly being asked to design, plan and install entire HVAC systems for hoteliers whether as a new build or refurbishment project.

    We offer a full service for all of your boilers, whoever they have been originally supplied by and guarantee our work will be completed to the highest possible standards. Even if you are currently a British Gas customer, we can give you a sensible quote for maintaining your systems and ensuring they run at optimal efficiency into the long term.

    For you the hotelier, the key is in delivering a year-round consistent service. The ultimate aim is for the rooms and public spaces to be maintained at the perfect ‘goldilocks’ temperature. Neither too hot or too cold.

    Our experience has always shown us that customers are at the most unhappy if their room is too hot or their shower runs cold. So the key to providing HVAC Services to hotels is near invisibility.

    We can either work as long term partners on planned and preventative maintenance but are happy to work with you on one-off repairs and upgrades too. Our in-house maintenance team have a huge track record in working with hotels for many years and maintaining HVAC systems so that any work completed deliver zero disruption to guests. After all, no guests want to be woken, day or night by the sound of engineers on-site. Worse still, customers who can only take a cold shower in the morning, tend to be first in the queue looking for refunds.

        Working with an experienced team, Kimpton were responsible for delivering the mechanical services throughout the £10m build of the New Carden Park Spa, in the 1,000 acre of grounds at Carden Park Country Estate in Cheshire.

        The build stretches over 4,500sq.m and includes two large vitality pools, a beauty lounge and relaxation spaces. In addition, there is an ice fountain, snow shower, experience showers, foot baths and heated loungers. There are treatment 14 rooms, a restaurant and bar, changing facilities and the outdoor spa garden.

        The Main Contractors for the project were Pave Aways, with Barr & Wray managing the Interior Design. The spa itself was created by spa consultant Nicki Kurran, alongside HB Architects.

        With the build now complete and the Spa in full operation. We’re now also managing the ongoing PPM for the HVAC throughout the site too.

        Scope of works

        The project involved the completion of full mechanical services and HVAC throughout the Spa development. There were a number of individual technologies throughout the build. For the common spaces and treatment areas, Air conditioning and heating was provided by a combination of 20 Mitsubishi PEFY cassette units supported by radiators. We also installed refrigerant pipework throughout, which lead to the external condenser units.

        Three Potterton Sirius 50kW boilers provided general heating for common areas, fed through slimline grilles and heated water for showers as well as feeding individual plate heat exchangers.

        The swimming pool area temperature and humidity was managed by a stand-alone Air Handling Unit, with the water heated by a separate plate heat exchanger.

        There were four external hot tubs and an external pool. Each of these was heated by its own plate heat exchanger. Finally, we provided water services for the experience areas that delivered an ice fountain, snow showers and heated foot baths.

        Contract Management

        The contract was lead by Chris Tolley from Kimpton. Chris has worked on many projects where high-end finishing is required. What is interesting about this particular project is that as our work progressed, much of the work was literally being hidden. He summed it up succinctly.

        “It’s another great example of the Kimpton team playing to our strengths. Carden Park Spa is all about super quality, high-end work and that’s where we are at our best. What is slightly frustrating is that literally none of our work is on show as it’s all hidden from public view. But an exceptional HVAC solution is almost always invisible. You can only judge our work on the way it actually works – but we’re fine with that.

        I’m delighted with the way the team worked to get this project completed. From our perspective, it’s another superb quality job under our belt and now we’re onto the next one – which is something quite different!”

        What is unusual about this particular spa destination is that it stretches outside as well as in. There’s a spa garden, complete with heated pods, hot tubs as well as indoor treatment rooms, pool and relaxation areas on the ‘wet’ side and a whole series of common and circulation spaces requiring different temperatures and humidity.

        Given all of this, our installations all had to be fully hidden from public view. This meant very methodical and tidy working to ensure that as the project reached completion, the HVAC literally disappeared.

        Our role to complete the HVAC throughout both inside and outside spaces brought some interesting challenges, with one of the keys being delivering a solution that allowed full operation of the spa and indoor/outdoor pools 365 days per year, in any weather or temperature.

        The Project

        Travelodge was the first budget hotel brand to launch in the UK back in 1985 and plans to operate 70,000 rooms by 2020. The Liverpool Travelodge is 141-room waterfront hotel in Liverpool had its own challenges, being constructed on The Strand in a very densely built up area on one of the main through-routes in Liverpool.

        The challenge for Kimpton was not only to design and install high quality M&E services on time and within budget but overcome the inherent challenges of the location and very tight site on which the hotel sits.

        Kimpton provided a full design and install of the heating to all the bedrooms, air conditioning and ventilation in the hotels reception and café/bar areas, including domestic water services and drainage systems. The ventilation to the bedrooms incorporates natural air intake supplemented with a mechanical extract system. Full electrical services were also provided including mains distribution, lighting, fire alarm, disabled refuge, lightning protection and UPS supply to the lifts.
