Build to Rent as a services has grown fast, driven by by both supply and demand in the market.
Firstly, Investors looking for long term steady and predictable returns. And, secondly, renters who want more than four walls: on-site amenities, everything within a short walk or ride, and buildings that run efficiently rather than expensively. That last point increasingly decides the rent achievable as low ongoing running costs are what the market demands. Heat pumps, solar and smart controls have gone from nice-to-have to genuine deal-breakers for many potential residents, and the mechanical, electrical and plumbing systems behind the walls now shape how a scheme performs, financially and reputationally, long after the first families move in.
Kimpton has been designing and installing these services since 1963, and on BTR schemes we bring heating, ventilation, electrical, fire and plumbing together as one coordinated package rather than a set of trades working independently.
For you, the developer our tier one contractor, that means one person to call throughout the MEP fit out.
These days, air source heat pumps do much of the heavy lifting for heating and hot water, paired with mechanical extract and heat recovery ventilation, while power, lighting, fire alarms, access control, CCTV and even EV charging tie into a single building management system.
Bathrooms can be hard-piped on site, or go in as pre-built pods – whichever suits the design the budget and programme. Certifications that operators need can go all the way up to BREEAM Excellent standards.
That approach sits behind close to 2,000 BTR apartments we’ve delivered already, or are currently delivering. These range from two 23-storey towers at Central Quay in Cardiff to a 35-storey scheme at Conington Road in Lewisham, 551 apartments at Sherlock Quarter in Birmingham, 316 bed-spaces at Signal Box Yard in Bath, and 84 apartments at Telford Station Quarter, together worth over £29m of mechanical and electrical work.
