Radisson Blu Liverpool PPM Contract Award

Kimpton have been appointed by the Radisson Blu Liverpool to service and maintain all of their HVAC assets.

Located on Old Hall Street, close to the Capital Building, the hotel is a 4* deluxe hotel and has 194 guest bedrooms as well as a full spa and fitness centre with Gym, Swimming pool, sauna and steam rooms. For the business user, there are nine meeting rooms of different sizes. It’s capable of hosting a small intimate meeting or a full-blown conference and also has tons of casual meeting spaces in the multi-floored atrium.

For the guests, when it comes to places to eat and drink, there is the ultra-stylish Collage Restaurant and the cool White Bar for a drink. They are beautiful spaces and close to Liverpool’s historic waterfront.

All of these spaces have varying requirements for heating, cooling and ventilation with quite a plant list and a number of plant rooms to achieve this.

The tenth-floor roof area is home to four large Air Handling Units (AHU) and two large chiller units feeding the fan coil units throughout the building. There are two more AHUs on the second-floor rooftop.

Within the tenth-floor plant room, there are three ideal vanguard boilers and three water heaters with two further water heaters in the first-floor gym plant room. These all need to be serviced annually along with all of the gas isolation valves to gain pass their annual gas test.

Fan Coil units make up a large proportion of the 300+ physical assets with 226 of them, spread throughout each of the bedrooms and across ten floors. Every one of these needs to be serviced, with a filter clean every six months and checked for efficiency and correct operation. This isn’t a big job in its own right, and although It’s not quite of Forth Bridge proportions, you can see how the time quickly adds up for it to have become a big job.

The Swimming pool and basement spa add a whole new layer of plant, all of which needs to be maintained to continue to operate efficiently. We’ve worked in this space a lot recently through our work at Carden Park Spa and Holywell Leisure Centre, so we’re used to swimming pool and spa environments.

Overall, the project is one that fits right into the skill set of the Service and Maintenance team. We have many years of experience in the hotel and leisure sector with Hilton, Rowton Hall and others, so we fully understand the requirements of what needs to be done and when.
