£4.6m Mechanical Services contract at Bath Junction

We’re very pleased to announce that Kimpton have been appointed to deliver the £4.6m Mechanical Services contract at Bath Junction for Watkin Jones Group.

The Bath Junction site is a 1.5 Hectare mixed-use development and landscaping scheme in Bath, within the World Heritage Site boundary.

Designed by Liverpool-based Brock Carmichael Architects, the former Dick Lovett car dealership site, is being converted to create two interlinked blocks that will contain 343 BTR units and include communal, landscaped gardens with car and bike parking spaces and an area for ground floor commercial space.

The water for the two blocks is heated via a series of centralised air sourced heat pumps and a centralised Mechanical Extract Ventilation (MEV) system to ensure the heat from the stale warm air is recycled to minimise ongoing running costs.

There are also large indoor reception and amenity areas and a suite of management offices that will all be part of our brief. On the ground floor, four individual commercial units will create more than 700m2 of retail or hospitality space too.

The whole site will be protected by a full pumped sprinkler system throughout with a large water tank located on the link roof. Due to the limited number of openings to the car park, a mechanical hybrid ventilation system is required and we will be installing an impulse system that allows the air to be changed 10 times per hour in fire mode.

It’s a sustainable design creating a mix of affordable homes and purpose built student accommodation and was shortlisted for a Best Housing Scheme Award at last year’s Planning Awards.

We’re currently developing the building services design with Davies Partnership and look forward to getting on site later in 2023 for a 12 month programme.
