EPC upgrades for commercial property

An Energy Performance Certificate now has a direct effect on what a commercial building is worth. Since April 2023 it has been unlawful to let most commercial property in England and Wales with a rating below E, and landlords who don’t comply can be fined up to £150,000. The standard is going up. From 2031, the government expects privately rented commercial buildings over 1,000 square metres to reach EPC B, where that is cost-effective.

For many owners, that means real work. The good news is that the right upgrades also cut running costs and make a building easier to let.

Kimpton delivers EPC upgrades as a single design and build service. With our specialist consultancy partners, we review your current certificate and the building itself. Then we identify which measures will improve the rating most for the money. The answer isn’t always the obvious one. Replacing an old boiler or a tired air conditioning system can be far more cost-effective than reglazing or recladding a whole building.

Our EPC upgrade services include:

– EPC and energy assessments with our consultancy partners
– Insulation and draught proofing
– Glazing replacement and upgrades
– LED lighting and lighting controls
– Heat pumps, VRF and VRV systems to replace gas-fired plant
– Electric domestic hot water
– BMS installation and recommissioning
– Commercial solar PV
– Electrical infrastructure upgrades to support new plant

We do the work in a sensible order. If you cut heat loss first, a smaller and cheaper heat pump can do the same job. A correctly set BMS stops plant heating an empty building overnight.

Much of our EPC work is in occupied and historic buildings. There, you have to do what is reasonable without damaging protected fabric. At the Liver Building, we replaced gas-fired water heaters with electric units under BMS control. The work was phased so the building always had hot water. At the Capital Building, Liverpool’s largest Grade A office building, our £7.5m project replaces a 50-year-old water source heat pump system across 13 floors. The Home Office and Royal Sun Alliance keep working while it’s done.

We’ve been installing heat pumps since the 1970s, so we know how to improve a rating without making a building harder to heat or more expensive to run.

You might have a lease renewal coming up, a building stuck on an F, or a wish to get ahead of 2031. Whichever it is, we’d like to talk. Call the Kimpton team on 0151 343 1963 or email website@kimpton.co.uk.
