Since 1963, Kimpton have delivered Facilities Management across the Liverpool City Region. From our early days operating with a single van from New Ferry in Wirral, we have grown to have teams of engineers across the Liverpool City Region, Wirral and North Wales. Much of this work is in Planned and Preventative Maintenance in the mechanical and electrical services sector, but increasingly delivering more of the traditional Facilities Management elements such as groundworks, CCTV and window cleaning as an additional bolt-on service.
FM is a big area of work that’s made up of a lot of small jobs to deliver a full service. Because of this, proximity matters.
This is why we focus our FM Services on Liverpool, Wirral and North Wales.
We’re based within the Liverpool City Region, we have engineers across Liverpool and the north-west and ALL of our working partners are based within the region too, so if something needs doing, we can be on it fast.
In an emergency situation, when a boiler has broken down and it’s critical to get it running again, or water is leaking into the building, for our FM customers, we can guarantee to have an engineer on-site within two hours, every time.
We work with specialist partners for certain elements of the services we offer, but you can be assured they are tried, tested and able to deliver to the service levels we’re setting, which are extremely demanding.

We do work slightly differently to other FM specialists in this space. We listen to what you need and respond. We don’t try and sell you services you don’t need and are happy to be flexible in which of the above services you need. Our first job is always to visit site and create a plant list. We look at what you have, what condition it is in and how it’s operating.
With this we create a sensible FM and PPM programme with an agreed rolling replacement and upgrade schedule so that you can plan and manage your CAPEX budget and ensure longevity and optimal operation of all of this plant.
The International Organisation for Standardisation defines Facilities Management (FM) as the “organisational function which integrates people, place and process within the built environment with the purpose of improving the quality of life of people and the productivity of the core business.”
This feels like a complicated way of describing what FM is in the real world. To us, FM is the management and maintenance of every aspect of a building. FM is about keeping a building tidy, secure, safe and operating efficiently.
Gas and electrical systems need to be certified annually for legal compliance. Without the correct certification, your insurance may be invalid. If something were to happen and you are uninsured, it can cause untold business damage. A report by NFU Mutual showed that 80% of businesses fail within 18 months of a major incident such as fire. The major causes of such fires being arson, electrical faults, electrical equipment and fires in commercial vehicles. Fires in electrical equipment can be prevented with regular testing
FM can also help plan for the future of a building. With the changes coming to the guidelines under the 2018 Minimum Energy Efficiency Standards (MEES), if you operate from or let a building that does not reach an EPC rating of E or above by April 2023, it will be an offence to CONTINUE to let it, grant a new lease, or even renew the existing lease.
Long-term FM planning can help prepare for this type of critical change and ensure incremental steps are taken to reach the required standards, before it’s too late.
However, an EPC E rating probably isn’t that big a challenge for most businesses and commercial property owners. It can be reached with just a few simple improvements.
This change to the standards is just the beginning and the next standard facing the business community arrives in April 2027 and then another in April 2030.
By April 2027, the building will have to have achieved a rating of C. This is swiftly followed by the requirement for all rented commercial premises achieving a rating of B by 1 April 2030.
With the rising costs of energy, the additional costs in operating an inefficient property will polarise the market and make these buildings difficult to let or impossible to sell at anywhere near current market value.
Even if you aren’t planning for this yet, you need to be plotting a course towards future compliance soon, or face some hefty bills nearer the time.
Traditionally, Facilities Management is divided into two categories. Hard FM and Soft FM.
Hard FM deals with the physical assets covering the plumbing, wiring, lift and escalators, heating and cooling.
Soft FM looks after tasks such as catering, security, and ground keeping.
Our experience with Planned Preventative Maintenance (PPM) is the perfect background for delivering FM services for Liverpool and the North West. We’re used to maintaining electrical and mechanical systems across buildings and estates across the region. Upgrading a PPM contract to an FM one really only adds a few additional elements to the list of assets to maintain.
Your building needs to be maintained. You need to deliver a safe and comfortable place for your employees to work. You need to protect your business asset. The cost of operating your builds can account for as much as 30% of a business’s costs.
The benefit to you of choosing a good strong FM partner is that you only need to make one call to resolve anything. You don’t have to manage a whole list of different contractors for different services. You have one account manager to deal with and they make the FM magic happen on your behalf.
