We have a number of BTR projects underway with the Kimpton teams working across the UK, delivering large scale schemes for Watkin Jones, along with Torsion Group and McAleer and Rushe.
This 35 storey tower development delivering 184 units, with a mix of high-quality one, two and three-bedroom apartments for rent, has just reached practical completion. The scheme is part of a larger 322 unit project for Watkin Jones.
The development, built on a former Tesco car park, has been designed to offer residents easy access to central London via DLR and Southeastern train services but also offers landscaped outdoor areas, great amenities and spectacular views across the Capital.
Paul Davies who is managing the project for Kimpton said “It’s good to get the tower development under our belt and completed. There’s no rest for the team though as it’s straight onto the rest of the scheme. We need to get that completed and handed over for September and we’re well on track, so I can envisage no issues with that”
This is a project that will create a new sustainable neighbourhood, within 500 metres of the iconic Bull Ring shopping centre, that delivers 551 new homes. Again, there’s a mix of one, two and three-bedroom apartments, 47 of which will be affordable. Amenities for residents include a gym, co-working space, social lounges, a landscaped podium, and a sky lounge with double height ceilings. There is also over 16,000 sq ft of ground floor commercial space that will help support local employment opportunities.
The development, originally known as Makers Yard on Sherlock Street, occupies a 2.5 acre site. Our work on the mechanical package is on track to finish in August this year, with the whole project due to complete in 2025.
Progress is strong on this project too, with first fix completed on block one, and work on block two now underway.
There’s a lot of work in this project with Kimpton completing all of the bathroom, utility and kitchen connections as well as all of the ventilation, drainage, sprinkler system and domestic hot and cold water. The bathroom pods themselves are of a high quality with steel frames, moisture board and tiles, much like a traditional bathroom, to make upgrading easier in the future.
Bath Junction is another large scheme with 316 apartments ranging in size from studios to three bedroom units. Bath itself is a challenging residential market for those on low income and to support this, one third of the homes will be offered at a discounted rental rate, to help support local people.
The Kimpton team begin on site last week to start the work on the Central Quay development. It’s a huge scheme with 718 BTR units of varying sizes and a 30 storey tower. It’s a very low carbon project as each unit will have its own domestic heat pump to provide heating and hot water – meaning it’s fully electric throughout, with no gas on site.
The waterfront location of Central Quay will create a new neighbourhood on the former Brains Brewery site, alongside the City’s central transport hub.
The Kimpton residential team have been delivering BTR and PBSA projects across the UK for over 20 years, with nearly 15,000 beds completed. As a business, it’s still one of our fastest growing areas of work and we have seen some major trends emerging in the sector. You can read more about that here.
