Kimpton designed and installed an energy efficient and architecturally sympathetic solution to provide heating, water and fresh air to 71 apartments within an iconic renovated cotton warehouse in the heart of Liverpool.
Kimpton has had a long standing successful relationship with the owners of Orleans House. The princial contractor on the renovation was Amspec with whom Kimpton also has an established relationship. We were awarded this £1m order based on the competitive price offered and our recent experience and proven capability on similar projects.
Orleans House is a seven storey listed building located in the centre of Liverpool. Originally a cotton warehouse and more recently office space, this project was part of the transformation into the building’s most recent incarnation as home to 71 premium apartments. Our brief was to design and install a solution which would efficiently provide heating, domestic services and fresh air to all apartments.
Kimpton’s solution to the brief was formed around the installation of a central boiler plant housed within the basement of the building from which all of the primary heating and hot water is delivered. The sizing of this boiler was critical to the building’s energy efficiency but also needed to ensure sufficient capacity for the heating and hot water requirements of all residents when the weather is at its coldest.
Each apartment was fitted with its own dedicated heat interface unit (HIU) to enable residents to run their radiators for heating autonomously and to have individual billing for their usage. The heat interface units, which are the same size and appearance as a domestic boiler, also provide hot water for the apartments’ kitchens and bathrooms.
In common with other city centre developments, Orleans House has a closed window policy which necessitates a ventilation system to provide fresh air throughout the building. We delivered a heat recovery ventilation system with suitable attenuation to prevent city noise being transmitted to the apartments. This solution provides good quality fresh air most efficiently by reclaiming heat from within the building.
Kimpton’s solution is both efficient and aesthetically sympathetic to the building. The central boiler plant within the basement and independent heat interface units provide the best of both worlds by providing autonomy to residents while avoiding the need for individual boilers.
Above and beyond the physical delivery of the solution, Kimpton provided Amspec with support throughout the through our experience of similar builds and our ability to flex our workforce in line with their needs as the project went through its different phases over the eight months. The project was delivered on time, on budget and with no safety incidents.
