The Project

The Kimpton High-Rise Residential MEP team are working with Blues Electrical to deliver the £5.0m MEP Package for the Station Quarter Scheme in Telford.

The six-storey Build To Rent scheme for Bowmer & Kirkland includes 84 one and two bedroom apartments, a commercial unit alongside a new Hampton by Hilton Hotel.

It’s an unusual brief in a number of ways. Firstly, the requirement is for fully installed and hard piped traditional bathrooms. These tend to cost more in the initial phase but will last much longer than the more common pod-style bathrooms we are seeing in most PBSA builds and quite a number of BTR builds. We talk about this in our article about BTR and PBSA Refurbishment as the cost of upgrade or replacement can be quite high if the bathrooms were loaded externally and then the external cladding added afterwards.

Secondly, all of the apartments are being heated with their own individual Dimplex Air Sourced Heat Pump (ASHP). While this is more common in BTR apartments than PBSA, we are seeing a rise of this provision in the wider residential market.

Background

This project forms part of the wider Station Quarter development in Telford, which will see a former brownfield site repurposed to create a new and vibrant urban neighbourhood in the heart of the town.

Designated as a new town in 1968, Telford was named after the famous civil engineer Thomas Telford and has grown into the largest town in Shropshire at nearly twice the size of the County Town of Shrewsbury. Known as a hub for advanced manufacturing, technology, and logistics, it benefits from excellent transport links via the M54 and rail connections.

Telford is also close to the UNESCO World Heritage Site of Ironbridge Gorge, birthplace of the Industrial Revolution, which attracts visitors worldwide. Today, it combines modern infrastructure and shopping with Telford Shopping Centre, with historic attractions and access to Shropshire’s countryside.

Station Quarter represents a cornerstone of Telford’s revival—transforming a disused site into an integrated, sustainable neighbourhood. With homes, education, jobs, and infrastructure coming together, the project aims to foster a live‑learn‑work community, reshape the town’s identity, and connect its transport hub to its town centre with renewed vitality.

Project Management

The project is being managed by Anthony Whittle who said “This is a project that is playing to our strengths. We have a team of nine plumbers and ducters working on site and at the current rate, will be finished by the end of January 2026. This will mean we will have delivered the project in seven months and be well ahead of schedule.”
