Background

The Home Office has a number of workspaces within the Capital Building in the heart of Liverpool. This particular floor had been occupied previously, but was in need of a full office refurbishment. The scope of works took in the HVAC system, right through to decoration and layout, to meet the modern hybrid work space requirements.

Our brief was to deliver a balance of improved security, more flexible and comfortable workspace, along with lower running and carbon costs to help deliver on Government decarbonisation pledges.

Our Work

With one of the key aims being to improve occupancy numbers within the space the first job was to completely rip out all of the existing fittings and structural walls where required, throughout the floorplate. It’s a huge space at 45,000 sq ft in total and is believed to be the biggest open plan floor space in Liverpool. The suspended ceiling was taken out to access the HVAC and electrical services above.

With the new plan agreed, we created new partitioned office and break out spaces, to deliver more privacy within the open plan environment. New standalone work pods were added later.

On the M&E side we replaced and upgraded the HVAC throughout to allow for better temperature regulation across the floor. We also created new kitchen and refreshment areas for staff.

On the electrical side we added a new fire alarm system, LED lighting throughout and new power supplies into the workspace islands, and in all of the newly created office and break out spaces.

The whole office space is managed by a new intelligent BMS system.

One additional project within the space was to create a cash teller style counter with enhanced security access for the team that assess and issue the Home Office passes to access different areas of their sites.

The whole project was delivered to a time critical programme of eight months. For us to deliver the project, the entire staff were temporarily relocated to different offices, and all had to be brought back together on the agreed date. We delivered on this.

Project Management

The project was headed by Scott Bennett from Kimpton who has delivered a number of successful Cat A refurbishments and Cat B office refurbishments across the region.
