This was very much ahead of its time in that it deployed almost all of the renewable options available. This ensures low running costs and future-proofing for the carbon reduction standards, that were to be introduced a few years after the project was completed. Some of this was necessitated by a lack of gas supply in the area, but from the outset, it was also conceived to be low carbon building and deliver low ongoing running costs.

The finished project delivered an award-winning, elegant grade A office space across six floors – two of which feature outdoor terraces. Each suite, designed for between 40 and 80 staff has its own kitchen, private WC and plenty of open plan and private meeting spaces. There’s an exceptionally well-appointed board room available for all tenants too, which gives flexibility and the ability to impress. As office specs go, it’s one of the best in London, if not the UK.

Our Work

The project started with a brand new empty concrete shell with no existing facilities. Our project was to take this shell and create a high-specification office across six floors.

With the demand on the grid that the full electrical fit-out would demand, there was a substation designed and installed in a corner of the ground floor. With this completed, the rest of the work could begin.

The rooftop plantroom was where much of the heavy work took place. Four Mitsubishi CAHV Heat Pumps were installed and connected to the header system. This provides the heating for the entire space. It’s kept clean and operating efficiently with the addition of a side stream filter and dosing pot to look after the water quality.

Alongside these were two chiller units, connected to the low loss header, via an expansion tank to provide chilled water to the 76 Fan coil units installed through the six occupied floors. In addition, a heat recovery ventilation unit ensures that very little of the heat produced goes to waste and is recycled back into the heating system.

With the fan coil units, we completed much of the work before even reaching site. Almost all of the units were pre-piped in pairs over 2-3m runs, to save time on site as the deadline for completion was quite tight.

To support the green credentials, there’s a solar PV system installed on the roof of the rooftop plantroom. This will help minimise the draw on the grid and reduce ongoing bills.

Ducting was installed throughout and the toilets on all floors were all ventilated via a central extraction system that vented to the roof.

Each floor had its own mini kitchen, complete with Quooker Taps for instant hot water for drinks. A small detail, but a great and stylish time saver for staff in larger offices.

The entrance lobby has a twin lift system to all floors and then in the basement, there’s a bin store and a bike store with showers accessible to all. Again, this was well ahead of its time and this is now considered normal spec for Grade A space. The whole set-up across the building is managed by a newly installed BMS system that allows central control and operational flexibility.
