Summary

Kimpton provided end to end design and installation of an innovative, high specification HVAC solution for two high bay warehouses alongside LPHW and VRF systems for office and amenity blocks.  The project completed two months early. Regular safety audits took place during the project and no incidents or near misses were reported.

Parties involved

Kimpton had an existing relationship with Jaguar Landrover (JLR), having previously completed work at their Speke site near Liverpool.  SDC, the principal contractor on the new JLR buildings at Castle Bromwich, chose to award Kimpton this £2m contract based on our expertise, lifetime support and our capacity to address the diverse requirements of the job, completing them to a high specification within the stringent project timescale.

Requirements

Two new warehouses were built on JLR’s existing manufacturing site at Castle Bromwich to house components required for their just-in-time manufacturing processes.  The design of the warehouses at 25m high maximised storage space within the footprint of 21,000 square metres.  The state of the art warehouses are fully automated, so the brief was to focus on maintaining the temperature and humidity for the mechanical operation rather than for human comfort.

In addition, we were also commissioned to provide water, heating, ventilation and air conditioning in two additional new amenity and office blocks.

Warehouse Solution

A bespoke design was required due to the unusual dimensions of the warehouses which focused on the destratification of air within the buildings.  The HVAC system was designed to pull the warm air that had risen to the top of the building and recirculates it through ducting back down to ground level.  The same system will discharge warm air to atmosphere as and when internal temperature rises above the preset temperature.

Heating to warehouses comprised of gas fired unit heaters, radiant panels in open plan areas and door curtains installed above external loading bay doors. Due to weight restrictions on supporting equipment from the roof steelwork all gas distribution pipework was installed in thin wall stainless steel rather than the heavier option of mild steel. The full installation being welded to ASME standard.

The internal environment of the warehouses is controlled by a building management system linked to a front end PC on the client’s network.

Office & Amenity Block Solution

Variable Refrigerant Flow (VRF) air conditioning systems were chosen for energy efficiency.  We also installed heat recovery air handling units which provided fresh air to all office and administration areas and also extracted warm stale air before passing it through a heat exchanger to warm incoming fresh air.

The low pressure hot water (LPHW) systems for the office and amenity block were again designed to maximise efficiency using condensing boilers and inverter driven circulating pumps.   Our expert,  in-house team were responsible for all of the installation from welding the high grade piping to fitting all the specified sanitary and brassware.

Benefits

For JLR, this project was all about reducing energy consumption and improving efficiency.  In keeping with JLR’s high standards, we developed initial concept designs and then specified, sourced, installed and delivered a high quality and highly energy efficient solution.  The contract demanded a wide range of skills and technologies which involved a team of 60 Kimpton employees over the course of the nine month project with around 20 being on site at any one time.

All Mitsubishi equipment has a seven year warranty and our service team remain involved following handover to JLR’s maintenance team.

For the principal contractor, we delivered our solution two months ahead of schedule.
